The company that owns Island Plaza at the corner of Bald Eagle Drive and North Collier Boulevard came before the Planning Board once again, but this time the conversation was more amiable and productive for them.

Island Plaza Investments LLC, part of Hendricks Commercial Properties Group headquartered in Beloit, Wisconsin, purchased the Island Plaza in July 2013.

Hendricks specializes in the purchase and operation of shopping plazas around the county and has indicated a desire to rehabilitate the plaza with a major infusion of cash.

In January, the firm withdrew its request to join with Progressive Auto Care to create a Planned Unit Development to revitalize the two properties and make certain improvements under a joint agreement.

Those negotiations and plans appeared stalled for two years before the Marco Island Planning Board, due to opposition by some within the community.

In March, Hendricks and its representatives reached out to the city’s growth management department, seeking to proceed by themselves under the provisions of a site improvement plan. This change would encompass many of the improvements and enhancements they desired for their property.

By reducing their plans for increased restaurant seating, they would not trigger requirements for more stringent changes to meet newer city codes.

The improvements proposed by Hendricks include:

• Updating the façade on the building;

• The addition of a pedestrian node at the Collier / Bald Eagle intersection;

• Upgrades to landscaping;

• Improvements to site lighting;

• The addition of an architectural clock tower feature on the building;

• Updating the façade at the rear of the building;

• Improve the walkway from Herb Savage Way out to the main parking lot;

• Adding parking at the rear and being responsible for its upkeep and maintenance

By a 7-0 vote, the board passed those plans onto the city council for review and approval.
